Nina Roket is a nationally recognized commercial real estate lawyer focused on leasing, lease and loan restructuring, conveyancing and finance transactions.  Nina acts as a trusted business advisor to companies and investors.

Nina leads Olshan's commercial leasing practice and advises clients across the U.S. in sophisticated commercial real estate transactions, including leasing, sales, acquisitions and mortgage, mezzanine and preferred equity financings.

She actively represents and advises landlords and tenants in lease restructuring situations across the country. 

Nina also represents landlords and tenants in flexible workspace leases and structured revenue sharing deals.

Nina acts as landlord's counsel at numerous office buildings in Midtown and Downtown New York City and also represents hedge funds, sports and entertainment companies, technology companies, medical institutions, start- ups and finance companies in leasing space for their headquarters.

In addition, Nina manages complex retail leasing transaction projects on behalf of numerous developers and owners at significant, high profile retail sites across the U.S., including New York, Miami Beach, Las Vegas, Beverly Hills and Atlantic City, and has a specialty in food and restaurant leases, representing both owners and food and restaurant operators.

Nina acts as a co-administrative partner at the firm, chair of the firm's Hiring Committee, and founder and chair of the firm's Women’s Committee.

Nina has been consistently acknowledged as a leading lawyer and influencer in Real Estate, including being named as a Leading Women Lawyer in New York by Crain’s New York Business, induction by Real Estate Forum to the Women of Influence Hall of Fame list, and election by her peers for inclusion in The Best Lawyers in America in Real Estate Law.

  • Represent/advise borrowers in commercial loan restructuring situations.
  • Represented Knotel, Inc. in its lease of 27,186 square feet at 240 West 35th Street.

  • Represent JEMB Realty Corp. in its leasing matters at its development site located in Downtown Brooklyn known as One Willoughby Square. Also represented JEMB in its development agreement for One Willoughby Square.
  • Represent a medical institution in significant net leases of future development sites in New York City.
  • Represent Forest City Ratner in its leasing matters at The Bridge at Cornell Tech.
  • Represented the NBA’s Brooklyn Nets in a lease for its new corporate headquarters in Industry City, in Sunset Park in downtown Brooklyn. The new headquarters will occupy approximately 85,000 square feet in Building 19, which is also where the Nets' training facility is located.
  • Represented the borrower in a $100M mortgage financing from Bank of the Ozarks and $100M mezzanine financing from a foreign lender for its development site on the Upper East Side.
  • Represent Columbus Turnstyle LLC in the leasing, financing and development of TurnStyle, an underground marketplace in the 59th Street Columbus Circle concourse, including negotiating a master lease with the MTA, leases with individual retailers, financing and joint venture agreements, construction agreements and advertising agreements. The Turnstyle project was one of the thirteen retail deals nominated by The Real Estate Board of New York as "The Most Significant Retail Deal of the Year."
  • Represented the owner of 8 Times Square in a lease to Foot Locker for its prime Times Square location, which was recognized in June 2016 by The Real Estate Board of New York as “The Most Significant Retail Deal of the Year.”
  • Represent Helm Equities in launching a mammoth 325,000 square foot hotel, retail and office development in the Design District in Miami, including the acquisition and financing of the project and negotiating a hotel management agreement and development agreement.
  • Represented the owner of a building on West 125th Street in a lease to Bed Bath and Beyond.
  • Represented the landlord United American Land in the negotiation of the lease for H&M in its 35,000 square feet store on Jamaica Avenue in Queens.
  • Represented the owner of Herald Center in a lease to H&M for its largest store worldwide.
  • Represented the owner of various sites on Lincoln Road, Miami in retail leases to various national and local retailers and restaurateurs.
  • Represented buyer of a partial interest in a 72-year leasehold, valued at over $17 million, on the retail and medical suites at 2012-2018 Broadway, near Lincoln Center.
  • Represent the owner of a downtown New York City office building in a lease of approximately 240,000 square feet to an agency of the State of New York.
  • Represented Resorts Casino Hotel in all lease transactions involving the Margaritaville Atlantic City Entertainment Complex.
  • Represent the owner and operator of a casino and hotel in Atlantic City, NJ in a lease to a national, themed restaurant and bar owner and operator, including the leasing of outdoor seating along the Boardwalk and Beach Area.
  • Represent a restaurant franchisee in its leasing projects in the New York metropolitan area.
  • Represented the owner of 25 Broadway in a lease to Cipriani.
  • Represented a New York-based real estate company in the acquisition of development sites in the New York metropolitan area and in the leasing of those sites to Trader Joe’s, Walgreen’s and TD Bank.
  • Represented the owner of a building in Memphis, TN in a lease of the entire building (625,000 square feet) to Trane Inc.
  • Represented the owner of a building in Tampa, FL in a lease of 180,000 square feet to OSI Restaurant Partners, the parent of Outback Steakhouse, for its headquarters.
  • Represented Steak ‘n Shake in a lease for its first New York location.
